How did this expansion effort start? I was recently contacted by a local Commercial Agent who was unhappy with their broker. I was asked by them: what I would offer them if they joined me? The agent who called me wanted a private office and a few other perks because of their history of performance. I declined as it is not consistent with my business philosophy.
However, it sparked a thought about the possibility of expanding the brokerage by creating opportunities for certain experienced agents who are not relying on the support of a large broker.
After careful thought, I created a “one deal” concept that should be a good fit for the right agents: Simply stated: experienced agents can join CHROME Properties for an 80– 20 split, and no fees. It’s designed for those agents who do not look to their broker for leads, and who do not need any guidance or desk facilities at their brokerage, but rather an 90% commission for all their real estate transactions, regardless of productivity. All marketing expenses become each individual agent’s responsibility.
With the exception of one client that I have been representing for years, I as the Broker / Owner will not be working with buyers or sellers and thus will not compete with any agents who are licensed with CHROME Properties.
Any leads generated directly to the office will be distributed on a rotating basis, however, agents should not be dependent on that as a source of leads.
It’s not for everyone, but it could be very prosperous for established, experienced agents who have their own following and want a larger commission without any other fees paid to their broker. It’s like becoming a broker without all the admin expenses. This concept eliminates the “star system” or hierarchy. Everyone gets the same 90 – 10 deal. None higher or none lower, from day one, regardless of number of closed deals.
